Trouble finding available hideouts list and determinig its spaw rate

Hi there,

It's my ingame hobby to farm hideouts. I've been using this site as a reference:

but lately I've traded with a guy that had crystal mine hideout which is nowhere to be seen on the list above which makes me question that lists viability.
Is there any official list of available hideouts? I would like to know if my efforts are actually taking me somewhere.
i.e. I've run academy map for about 200 times to get the hideout but I've also run terrace an orchard maps for 300-400 times each for no result.
Is there any known algorithm of to calculate the spawning chance? Are map modifiers actually contributing to that effort? Do we know anything about it?

I've been searching for the Arboreal HO since it was first available. Sadly, after hundreds of maps, it has not appeared. 0.33% is pretty low.
