The obvious compromise on portals

Implement the contraband mechanic from Heist. Any loot you pick up in a map is unusable/unequippable until you clear the map, and is dropped on death/portal out.

On re-entering the map, you have to restart from the beginning with all mobs respawned a la Dark Souls/Elden Ring (clearing a rare spawns a checkpoint.) If you can get back to your loot, you get to reclaim it. If you die before doing so, it's gone for good along with the waystone.
