Crafting, Uniques, and inflated market

I never played POE1 but I am now over 500 hours into POE2. A couple things I really wish GGG would consider as they continue to take in player feedback and work on EA;
1. Some uniques behind certain quests or bosses should have a possibility of dropping as a Quest reward as a non-tradable item. So players would have a better chance of getting to the content and getting the item for their account without having to pay loads of currency for items to enter the content, carries, or some of the extremely inflated prices we are seeing today for some build-making uniques.
2. Items in higher tier maps should have at least one modifier that is the same tier of the map it was found in. IE: a Tier 10 map should have one modifier that is a T10, whether that is flat 10 or a 5+5, this would help make gear progression through content progression without having to buy items much more enjoyable.
3. Being able to sacrifice an item to extract one desired modifier. PLEASE, this would make the entire crafting experience so much more enjoyable. Let me use the items I find, to pull out that modifier I need to hit the next level of power as I am progressing through maps content.

I believe these three changes would also indirectly change the massively inflated market we are seeing today where endgame gear is being sold for a mirror or 4-900 divines.
